With a background in general practice informing his expertise, Peter Dingman focuses his practice on Virginia real estate. For decades, he’s been handling real estate transactions for individuals, fiduciaries, and entities who buy, sell, or make loans secured by real estate.
CONTRACTS
Buyers and sellers call on Peter to draft contracts or to interpret the provisions of form contracts. When disputes arise in residential sales, he can help find a resolution or explain the options if no compromise is possible. In commercial transactions, Peter helps negotiate and draft contract terms that allow the parties to work together through the diligence phase to a successful closing. Occasionally, disagreements cannot be easily adjusted. In those instances where compromise fails, Peter pursues the best outcome for his client via litigation, mediation, or arbitration.
TITLE ISSUES
Who owns the property? Where are the legal boundaries? Is a neighbor guilty of nuisance or trespass? How can heirs resolve a conflict about whether to sell or keep inherited property? Who has rights in an alley, right of way, or a street that only exists on paper? What about the encroaching roots or branches of a neighbor’s tree? Should an action be brought to quiet title, to partition the land, to enjoin an encroachment, or seek a declaratory judgment? Peter has helped clients find answers to all these questions and many others through study of the land records, application of the law, and understanding of the factors motivating the parties.
TRANSACTIONS
Peter has served as counsel to both lenders and borrowers in multi-million dollar transactions and to investors, families, and individuals buying properties large and small. He works with fiduciaries as they manage real estate held in trust or subject to sale out of an estate.
